0 stars if possible!
0 stars if possible! You will regret moving into this neighborhood because one board member <redacted> thinks she owns all the homes because her husband had some minor role in the development of this small community. There are only 91 homes and she wasted almost $12,000 on an attorney to make us take wire mesh down so we could contain our puppy… and 9 other homes had the same wire mesh. We never had and attorney and we were not assessed a fine. They like to say others are grandfathered in if they are her friends. If you have kids you can’t have a basketball hoop. They send out emails telling you to clean bugs out of your outdoor lights. The only thing you get for your $650/ year dues is trash service. Everything else is donated. <redacted> is the president but he is a little weasel who does whatever <redacted> tells him to do. We have lived in an HoA community for the last 20 years and never had a problem. These people are psycho, controlling nuts. We would move but won’t give them the satisfaction.

Buyer beware… HOA board members on power trips funding relatives out of your membership fees for their own gain and benefit same members. Ignore the rules but will call on you every chance they get very right wing republicans neighborhood. Great if you’re a dog owner unless you end up next-door to people whose dogs bark all day long.

I would not live in a community that did not have community standards.
I would not live in a community that did not have community standards. We have a pool, small park, beautiful greenways and best of all low HOA fees.

Leadership has a power problem.
Leadership has a power problem. When giving violations, such as dead trees, they can’t tell the difference between a dormant tree versus a dead one. Leadership also apparently is more concerned about random twigs in the rocks, than all of the cars parked along the side of the street with expired tags…or the mess that the construction workers leave.

I want to strongly caution anyone considering doing business with 5150...
I want to strongly caution anyone considering doing business with 5150 Community Property Management, now rebranded as FiveKeys HOA Community Management. My experience with this company--specifically within my community in Aurora, Colorado--has been extremely disappointing. The property manager assigned to our neighborhood, <name redacted>, the useless daughter of <name redacted> (the owner of the HOA company), has consistently demonstrated unprofessional and dismissive behavior. She is rarely available, does not return phone calls or emails promptly (if at all), and shows little regard for community concerns. The condition of the property has steadily declined under their management. Maintenance issues go unresolved for months or even years. Numerous projects have been announced via notices and emails, but the majority are either incomplete or executed with subpar workmanship. For example, it took over three years to begin balcony repairs in our complex, and even now, the work remains unfinished and poorly done. Specifically: Balconies were not pressure-washed or properly prepped before painting. Damaged and rotted wood was left unrepaired. Sanding and priming were not completed. Several areas were left unpainted. Paint was splattered on personal property, including my new sliding door, without any protective measures in place. Despite repeated communication from homeowners, the company shows little accountability and continues to ignore concerns. The recent name change from 5150 to FiveKeys appears to be more about hiding past failures than improving operations. The leadership of this company, including <name redacted> and <name redacted>, should be held accountable for the consistent neglect, lack of transparency, and poor service that have affected the quality of life in our community. I hope this message serves as a helpful and honest warning to others who may be considering this management company. Rebranding does not erase poor performance.
FAQ
Colorado HOA Questions
Q1:What is Colorado's main HOA law?
Colorado's Colorado Common Interest Ownership Act (CCIOA), C.R.S. § 38-33.3-101 et seq., governs most HOAs. Colorado also has the HOA Information and Resource Center and requires HOA registration with the state.
Q2:Does Colorado require HOAs to register with the state?
Yes. Colorado requires HOAs to register annually with the Colorado HOA Information and Resource Center (part of DORA) and pay a small fee. Failure to register can limit the HOA's ability to enforce certain rules.
Q3:Can a Colorado HOA ban solar panels?
No. Colorado law (C.R.S. § 38-30-168) prohibits HOAs from banning solar energy systems, though they may impose reasonable aesthetic restrictions on placement and appearance.
