This Board has had 5 complaints filed with the Florida Division of Mobile Homes, Land Sales and Condominiums. 9 violations have been assessed at present (6 financial and 3 due process). The fifth complaint has 38 new alleged violations and is currently under review. As predictable the violations are not required to be shared with the owners so the majority have no clue. The Board has a proven track record of retaliation to owners and residents that are on their "list". They do not follow Florida Statute regulations (thus the complaints) unless statutes bouy their intent to go after identified residents/owners. Avoid this Association like a heart attack.

The HOA is very contentious and cliquish and as a result there is little choice to change the board. They are very litigation oriented, with over 92K spent last fiscal year directed usually against residents. We have had two large assessments in the last few months (one for litigation expenses). They issue tons of violation letters with little response time and $100 a day fine threats for petty lot or building situations. they constantly come up with new requirements, like window location and skirting standards. As a result, it's a bad place to retire in that costs can be unpredictably high and value growth is muted by rent limitations and over regulation.

Maxet Management — after a few years of experience with this management company, our HOA has seen very little progress. Manpower is overloaded, and management fees have increased. They do not follow bylaws or reviews. Accounting fees are charged without transparency, and their software consistently has problems. Owner surveys have confirmed a D+ rating. Don’t use them.

Where Did Our HOA Land Go?

Where Did Our HOA Land Go? What happened to our area behind the lake? The bridge has been removed, and the two end houses have absorbed the land. When we asked the HOA board member who fenced the land off about it, she told us it was given to her by a past HOA president who is now deceased. Show us the documentation, and until you do, this is considered theft. Additionally, all board meetings are closed meetings. Finally, the board member who helped herself to the land no longer lives in the community. I call this a greedy attempt to take advantage of the homeowners for personal gain. Or show me the purchase agreement between the person you said gave you the land and you. Simple. Also, let us know how the other end of the land was absorbed by the new home being built. I don’t recall giving them the land either. Foul play is afoot at Legion Landing SD in Miramar Beach. Prove me wrong, please.

Needs FBI Fraud Investigation! Like Hammocks All Over Again! Our little dirt-road maintenance POA was taken over by Sentry in 2014, and assessments increased 1,000%. Now it’s a foreclosure mill. A receiver has been acting as the Board of Directors for NEARLY 20 YEARS! Yep, facts: NO VOTING. A Polk County judge ordered what I believe was a hostile HOA takeover. There are serious concerns involving alleged fraud, misappropriation of funds, potential RICO violations, elder exploitation, and conflicts of interest. WHERE’S ALL THE $$$ GOING??? The roads are worse than ever. AUDIT SENTRY NOW! FBI! The state does NOTHING. Zero stars.

Great location but terrible investment.

Great location but terrible investment. Worst experience as investment with dysfunctional board, substandard management company and a lawfirm that has found its cash cow! Special assessments up to $27,000 in 3 years and monthly fee up to $1,200 with garage still shut down, a SEAWALL that took 4 years and dead landscaping to welcome guests. Oh also reeks of pot and no visible security with elevators down but great location, hence 1 star.

Do not buy from this company!!! Look up Grand Reserve at Kirkman Park and Discovery Palms—you’ll regret it. We are also part of Willow Bridge, and our properties have declined in value. Maintenance is a joke. Our investors apparently aren’t much better. From what I’ve heard, these guys are being sued by everybody.

Incompetent leadership. This association has taken on a restoration project which has driven the property values of the condos in this complex into the ground. I myself am down a 100k from a year and a 1/2 ago due to their incompetence. They also communicate to their homeowners information that is incorrect, not true. They do not know how their payment systems work. They promise to deliver and never do. Then they call their attorneys and have them harass the homeowners, absolutely awful.

If you are co-signing an apartment with a roomate, expect to pay $600 in just application fees. On top of that, they wait until after the deposit is collected to voice issues and look for any excuse to jip you out of your money. Not even sure why HOAS exist still, would give 0 stars if i could.

The building leaks, the Board in charge has not done repairs from storm three years ago and although they have approved massive assessments, with more to come, the pools are filled with green algae and crumbling infrastructure. The owners need to elect a smarter board. Probably has low reserves, minimal effort completed with SIRS recommendations as well. Great location but historically bad management.

Zero amenities, no shared community space for our section of the POA so we pay $180 per year to be policed, mocked, and harassed because we have legitimate medical needs that they deem ridiculous, regardless of what a doctor says.

Q1:What is Florida's main HOA law?

Florida HOAs are governed by the Florida Homeowners' Association Act, Chapter 720 of the Florida Statutes. Condominiums are separately governed by Chapter 718.

Q2:Can a Florida HOA fine a homeowner without a hearing?

No. Florida law requires HOAs to provide written notice and an opportunity for a hearing before the HOA's fining committee (not the board) before imposing a fine exceeding $100.

Q3:Does Florida require HOAs to maintain reserve funds?

For condominiums, yes—Florida law requires reserve funding for major components. For HOAs under Chapter 720, reserves are required only if specified in the governing documents, but members can vote to waive them annually.
