The owner of this property management company is condescending, defensive, unprofessional and demeaning to homeowners. It is surprising that any HOA board would hire this company especially since the head of the company does not represent them positively. Americal HOA is the worst and HOA communities should steer clear if this one. There are better property management companies out there.

Villa de Palma

San Dimas, California

They submit fraudulent paperwork and illegally foreclose on ur property and steal ur house.

They submit fraudulent paperwork and illegally foreclose on ur property and steal ur house. They manipulate ur dues owed and pad it to justify their pretense of foreclosure. They are disgusting thieves who will have karma to deal with and hopefully have their homes and family suffer as they have done to others. They need their own actions commited on them and ten fold

The Peak at Delpy Peak

Vista, California

<redacted> is the BIGGEST hypocrite and fake person there.

<redacted> is the BIGGEST hypocrite and fake person there. Is against renters. <redacted> is very rude and standoffish. Not renter friendly or friendly to non homeowners. Board members don’t have a welcoming attitude or group. Parking is always an issue but they go lighter on homeowners who have garages that are home gyms or businesses. Let’s college students run a mock while drunk.

Annandale Townhouse Association

Agoura Hills, California

Management Co.: Lordon Management

The Annandale HOA is in awful shape financially and legally.

The Annandale HOA is in awful shape financially and legally. They are constantly being sued and are suing their owners. Owners have been dying in their units. Dropped out of escrow when the disclosures didn't match a quick google search.

Briosa Owner's Association

I wish I lived in a community where I could expect the HOA in charge to be considerate and responsive to their homeowner. I wish I felt comfortable reaching out to them and having a conversation about my concerns or problems, but unfortunately, I don't. I live in a community managed by Seabreeze Management Company in Aliso Viejo, CA. I have been a homeowner in the Briosa Community for more than a decade and my experiences dealing with Seabreeze Management have all been negative. Their focus is on the benign and trivial while ignoring important issues our community needs such as proper security patrolling at night, enforcement of overnight parking for non residents, overflowing trash bins and tired locking landscaping. My advice to anyone planning to buy or rent anytime soon to keep looking if you discover the community is managed by Seabreeze unless you expect very little for your high monthly dues. I know there is no ideal HOA management company, but I am certain that there are better ones than Seabreeze Management. 'ZERO Stars'.

FAQ

California HOA Questions

Q1:What laws govern HOAs in California?

California HOAs are primarily governed by the Davis-Stirling Common Interest Development Act (Civil Code § 4000 et seq.), one of the most comprehensive HOA statutes in the country.

Q2:Can a California HOA raise dues without a member vote?

Yes, with limits. The board can raise regular assessments up to 20% per year without a member vote. Increases above 20% or special assessments over 5% of the annual budget require member approval.

Q3:Does California law protect homeowners who display political signs?

Yes. California Civil Code § 4710 prohibits HOAs from banning political signs and flags, though they may impose reasonable restrictions on size, number, and time of display.
