Summerlin, Nevada
Management is very bad.
Management is very bad. They keep saying they never received my contract for backyard landscaping. I have sent them by mail 3 times and 1 time I dropped at their office.
FAQ
Nevada HOA Questions
Q1:What is Nevada's main HOA law?
Nevada has one of the most detailed HOA statutes in the country—the Nevada Revised Statutes Chapter 116 (NRS 116). It covers planned communities and is enforced by the Nevada Real Estate Division (NRED).
Q2:Can a Nevada HOA foreclose on a home for unpaid dues?
Yes, but with significant restrictions since 2015. Nevada law now requires HOAs to give mortgage lenders the opportunity to pay the super-priority lien amount before an HOA can foreclose, following major legal battles over HOA foreclosures.
Q3:Does Nevada require HOAs to register with the state?
Yes. Nevada HOAs must register with the Nevada Real Estate Division (NRED) and community managers must be licensed. NRED oversees HOA complaints, mediations, and enforcement.
