Elfin Pond HOA

Raleigh, North Carolina

Management Co.: Elite Management Services

Basically, the board doesn’t enforce anything in our covenants.

Basically, the board doesn’t enforce anything in our covenants. We have many visible garbage cans, even though the covenants state that garbage cans must be hidden. They aren’t enforcing our parking covenants. The board themselves don’t follow many of the covenants. The board has bullied me. Right now, someone has parked their SUV in a parking lot by the pool with a for-sale sign in the window. Not allowed. The board ignores the violation and scoffs at the covenants. The board limits topics at the meetings that haven’t been resolved. We don’t get meeting minutes. There is unequal enforcement. They are not enforcing rules to keep up our property value/curb appeal. There is bully behavior towards me because I want the covenants followed and enforced.

Harps Mill Woods HOA

Raleigh, North Carolina

There's been turnover in the community-managed board.

There's been turnover in the community-managed board. Original group communicated well. There were regular meetings and board reps were reachable. Current board doesn't respond to emails. No meetings. Little to no communication about what's going on. Dues pay for (small) pool maintenance and a bit of landscaping at the two entrances to the community. I don't see any benefit to even having an HOA.

Delta Ridge

Raleigh, North Carolina

It’s not really for the benefit of the homeowners.

It’s not really for the benefit of the homeowners. The best part of this HOA is the master policy that takes care of mowing the grass and maintaining the exteriors. Beyond that, it feels like the HOA exists primarily to collect fees and benefit the HOA itself rather than the homeowners.

If I could I would leave a zero star review for PPM Raleigh NC.

If I could I would leave a zero star review for PPM Raleigh NC. PPM has been the management company for our neighborhood about a year now. During that year, multiple homeowners have reached out to PPM with different issues, most of which have yet to be resolved. Many emails were sent and multiple phone calls were made. Rarely did we get a follow up email and never a returned phone call. And the issues we have, many have not been addressed. <redacted> is the PPM representative for our neighborhood and is the direct contact. He is to blame for the dissatisfaction of the homeowners due to his complete lack of professionalism, response time and inability to resolve our issues. On their website it says: “As a family-owned and operated company, we deliver personalized, consistent service rooted in our deep connection to the communities we serve. Our team of 54 dedicated professionals — all of whom are proud North Carolinians — reflects our commitment to strengthening local neighborhoods.” Obviously their mission statement is a false claim. This is not the service we expected or deserve. Stained cracked concrete, weeds everywhere, no edging, dead trees, untrimmed bushes, branches and grass clippings everywhere.
