They do not keep track of maintenance payments. I recently sold a condominium managed by this HOA. I’ve paid my maintenance payments on time for years as the closing date got closer. They demanded that I prove that I paid them. I gave them my bank statement showing online bank pay to them, and they claim that wasn’t enough so they did no accounting on their own. Every time I paid them they demanded that I call my bank and get canceled checks showing I paid them. They almost held up my closing and refused to vouch that I had paid them. I finally managed to get a couple of canceled online checks, which were very difficult to obtain in the end. They backed off horrible service and they do a terrible job at keeping track and accounting your payments. Make you wonder how they operate they receive your money, but they don’t credit it on their end.

Does not provide documents. Tells me to contact HOA attorney and tells old BOD I racked up a $4,000 bill. That rumor spread throughout the neighborhood. Sent me a violation notice and I asked what the exact violation is. They told me I’m expected to know our CCRs and bylaws. Impossible to communicate with. Rude and condescending. They provided their redacted contract and blacked out everything. I have a huge list!

I have asked multiple times at board meetings and emails and still nothing. They never answer emails. What is this company hiding?? The board doesn't care about this community either. They are non existent around the property.

It’s not really for the benefit of the homeowners. The best part of this HOA is the master policy that takes care of mowing the grass and maintaining the exteriors. Beyond that, it feels like the HOA exists primarily to collect fees and benefit the HOA itself rather than the homeowners.

Worst HOA, cannot seem to follow by-laws. HOA board members are a dictatorship. Voter fraud, non transparency, can not ask questions, not allowed to look at books. More like a sit down shut type of board.

Horrible communicators! We’ve had the worst experience with AAM. They don’t respond to emails, they don’t answer questions in annual Zoom meetings and they don’t manage the subdivision well. There are so many violations that are never addressed.

Stay Away. Board members are unresponsive. I’ve lived here for over 10 years and never had issues until I actually needed a response, and they simply won’t respond. They block pool access for half of the members. Neighbors associated with the board monitor other homeowners. They have gotten drunk with their fining power, and when you bring forth a reasonable solution, they ignore it. They also write people up for infractions that are not even on their property. Very poorly run, and they don’t let people be heard.
