Beautiful location, unreliable water and governance. We’ve owned at Ozarks RV Resort since 2019. The Table Rock Lake setting is beautiful, and that’s what drew us here. Prospective buyers deserve an honest picture of ownership today. Water service is the biggest issue. Outages and pressure failures are recurring, not occasional. In August 2026, a resort-wide pressure failure left some owners with no water at all, and management advised owners to run off their own tanks. Through September, interruptions were near-daily, followed by an extended shutdown beginning October 1. The system was also placed under a boil order after a positive coliform test in [month/year]. The finances reflect the strain. At the September 2026 annual meeting, the board disclosed a $98,001 shortfall in the wastewater account. It also disclosed roughly $89,500 in 2025 reserve withdrawals, about $57,000 of which went to operating expenses. Capital plans haven’t been followed through. In December 2022, the board declared the courtesy dock an emergency safety risk and announced plans for a replacement by Memorial Day 2023. The replacement was never built; the dock was repaired instead. In August 2026, the most damaged sections were cut up and removed, with no notice to owners before work began. Replacement remains undecided. Governance is my other concern. Major decisions, including bylaw amendments and the annual winter closure, have been made by written consent rather than at membership meetings. Owner questions raised publicly have frequently gone unanswered. If you’re considering buying, ask for the last two years of financials and any reserve study, all recorded governing documents and amendments, the water system’s compliance history with the Arkansas Department of Health, and 24 months of board minutes. And talk to owners outside official channels before you commit.

Admitted operating NOT as HOA. Worst HOA ever! 2 Master Deeds, BOD doesn't follow anything. Documents are out of order while most not even recorded. BOD is seizing lots for assessments on common area not owned by owners. Death threats, hacking, mail theft and fraud, misappropriation of funds, using reserve as cash cow.
