Prospective buyers: Do your homework on Bull Point Plantation POA. My wife and I owned a home at Bull Point Plantation in Beaufort County, South Carolina, from June 2023 until July 2026. The natural setting is beautiful. My experience with the POA’s governance was not. During our ownership, I experienced a board that did not adequately respond to owners or explain its decisions, inconsistent application of covenants and architectural rules, and inadequate financial transparency. I was particularly concerned about the absence of an audit and reliable financial reporting and reserve planning. I ultimately filed an action in magistrate court seeking to compel the board to perform an audit. Based on my experience, I would not buy in Bull Point again. My concerns include the board’s accountability to homeowners and the financial uncertainty that inadequate reporting and reserve planning can create, including the potential for special assessments. I’m sharing this so prospective buyers can ask questions before closing. Request the most recent audited financial statements, budgets, reserve study, board minutes and assessment history. Ask how architectural decisions are reviewed and appealed. Speak privately with current and former owners, not just the listing agent. Bull Point’s setting may be attractive, but prospective buyers should investigate the governance as carefully as they inspect the house.
